Epsom Gateway, Praxis

Client Brief

Praxis wanted to improve the energy efficiency of their Epsom Gateway facility, a fully occupied 81,500 sq. ft. office building.  Key considerations were their continuing commitment to enhancing asset performance, occupancy wellbeing, and technology futureproofing. The building had a combination of EPC B and D ratings.

Our brief was agreed, our objectives were:

  • Upgrade the EPC rating to A to futureproof the asset.
  • Reduce energy consumption and operational running costs.
  • Implement the upgrades with minimal disruption to the tenants.
  • Ensuring compliance with legislation and Praxis sustainability goals.

Our Approach

First, Lynx Energy and Carbon Assessors conducted a comprehensive carbon assessment of the property to identify the most effective way to improve the building’s energy efficiency. Our highest impact recommendation was a complete transition to LED lighting. This would provide the most significant and cost-effective impact to improving the building’s EPC rating.

Secondly, the Lynx LED team completed a site survey of the existing lighting so that the team could create the most effective lighting solution based on the requirements of the building and tenants.

The office areas of the building were lit via 600×600 recessed panels with 2 x 40 watt (w) Philips Lighting (PL) lamps, each with a Digital Addressable Lighting Interface (DALI) driver. These were connected to standalone passive infrared (PIR) sensors to provide control of the lighting system.

The rest of the building, which included plant rooms and teaching rooms, was illuminated using downlights with 2 x 18w PL lamps, each with a DALI driver and non-corrosive battens with 2 x 58w T8 fluorescent tubes.

The LED 600×600 panels we installed came with an opalised diffuser and micro filter to ensure we achieved the required <19 Unified Glare Rating (UGR) in the office areas.  

Full CAD and Relux design layouts of the existing lighting were created to create detailed design simulations for the new lighting system. Upon completion of the project, these models were updated with the new lighting system and provided to the customer as part of the operation and maintenance manual.

Operational Considerations

One of the key concerns was minimising disruption to tenants whilst carrying out the large-scale LED replacement across 81,500 sq. ft. of space.

The building was occupied by two individual tenants, each with differing operational/restrictive requirements for installation.

The installation plan factored in operational requirements and tenant occupancy to ensure minimal disruption. Works were carried out during out-of-hours hours within areas that could not be made available during regular working hours.

Project Impact

The team installed 1,097 new LED luminaires, utilising the existing control system on-site. This significantly reduced the energy usage within the building. The LED lighting system exceeded CIBSE lighting standards, meeting the key EPC metric of 130 Watts/Circuit, combined with the current variable refrigerant flow system, generating the EPC A rating.

The project will save Praxis over 80,000 kWh and 17 tonnes of CO2 annually. Increasingly, the Lynx Group team are evolving methodologies to enhance EPC ratings, enabling net zero carbon-aligned buildings
